Apartment property management
Hillside manages the tenancy inside your apartment and coordinates practical access and communication with the building’s existing body corporate manager. We do not manage the body corporate itself.

This service is for individual apartment owners and landlords. Hillside is not being appointed as the body corporate manager for the development. The existing body corporate manager and committee continue to manage common property, levies, building insurance, meetings and body corporate decisions.
Apartment ownership involves different responsibilities. Clear handoffs reduce delays, missed notices and confusion over who needs to act next.
Hillside believes owners should know where the service stops and when another authorised or qualified party is required.
Hillside is not the body corporate manager. We act for the owner in managing the residential tenancy inside the apartment. The existing body corporate manager and committee remain responsible for common property, levies and accounts, meetings, building insurance and building-wide decisions. Where an in-apartment issue involves common property or building access, Hillside can coordinate communication, but cannot authorise work on behalf of the body corporate.
Hillside collects relevant body corporate contacts, current rules, access information and building procedures.
Hillside records what it can action, what requires the landlord’s approval and what belongs with the body corporate manager.
Relevant rules, access requirements and building procedures are communicated clearly.
Notices, repairs and access requests are documented and sent to the correct person.
The owner receives a clear update showing what occurred, what remains open and who is responsible for the next step.
Hillside’s normal residential property-management fees are shown on our Pricing page. Where a building issue requires additional liaison, project coordination or work outside the agreed management scope, the work and cost will be explained and approved before it proceeds.
Hillside does not add a hidden maintenance commission to residential property-management maintenance.
Hillside supports apartment owners across Wellington City, Lower Hutt, Upper Hutt, Porirua, the Kāpiti Coast and Ōtaki, with other Greater Wellington locations considered based on the property and service requirements.
A body corporate manager works for the body corporate and deals with shared-building administration, common property and body corporate matters. A residential property manager works for an individual landlord and manages the tenancy, rent, inspections and apartment-level maintenance.
Yes. Hillside can manage the tenancy for an individually owned apartment while the existing body corporate manager or committee continues managing the wider development.
Hillside records the problem, gathers available evidence and contacts the relevant owner, contractor or body corporate representative. Final responsibility can depend on the unit plan, source of damage, insurance and current law.
Body corporate levies and body corporate financial administration are not included in this service. The owner remains responsible for complying with levy notices and body corporate obligations.
Hillside can communicate applicable rules to tenants and manage tenancy-related conduct within its lawful authority. Body corporate enforcement and body corporate decisions remain with the body corporate or its appointed manager.
No. The website enquiry form is not monitored as an emergency service. Immediate threats to people or property should be reported using the appropriate emergency or building contact.
Routine requirements and any additional coordination allowance will be defined in the management agreement. Work outside the agreed scope will be explained and approved before proceeding.
