All figures are in New Zealand dollars. Hillside is not GST-registered, so no GST is added to our advertised fees. Any agreed third-party or property-specific costs are separate.

Hillside does not charge a fee for obtaining multiple maintenance quotes.

The standard authorised repair limit is $500, subject to the signed management agreement and urgent legal or safety requirements.

What is and isn't included

GST: Hillside Property Management is not currently GST-registered. We do not charge GST on our management or inspection fees. The advertised 7% management fee and $45 inspection fee are the amounts charged by Hillside, with no GST added. Third-party costs, such as contractor invoices or paid advertising, may include GST charged by those providers and will be passed on at the agreed cost.

Advertising: Preparing an advertisement and managing the letting process are included for properties under ongoing management. Optional paid listing fees charged by advertising platforms are separate property expenses where applicable. Hillside will identify the cost and obtain your approval before placing paid advertising; no maintenance or advertising markup is added.

Work outside standard management: Extraordinary apartment or body corporate liaison, major project coordination or other additional services are not automatically included. Hillside will explain and agree the work and fee in writing before starting. Routine tenancy communications remain part of standard management.
